The NY multifamily market, in one number.
A Manhattan co-op saw its annual premium go from $70,789 to $320,788 in one year. That is not an outlier today. Carriers have pulled back from NYC and NY metro multifamily. Properties that left preferred programs have seen 50% to 200% increases. Some buildings are facing non-renewal entirely.
The pattern is the same whether you own one three-family in Yonkers, run a 30-building Bronx portfolio, sit on the board of a 200-unit White Plains co-op, or operate a 100-unit Brooklyn apartment building. Carrier appetite has moved. Brokers who don’t track the movement leave their clients in the wrong markets at renewal.
Who we work with
The practice spans the full multifamily and habitational property universe in the New York metro area and beyond.
Building Owners (3 to 6 family and small portfolios)
Owner-operators and family-held building owners running 1-to-10-building portfolios across Westchester, the Hudson Valley, the boroughs, and Fairfield County. We structure programs that stack across buildings: same broker, same carriers where possible, consistent service across the portfolio.
Multifamily Portfolio Operators
Family offices, professional landlords, and 10-to-100-building operators. Portfolio-wide renewal strategy, consolidated certificate management, and a single named broker handling the relationship across all your buildings.
Large Multifamily / Apartment Operators
Institutional and family-office operators of 100+ unit buildings and large portfolios. Building-level program design, layered property and liability towers, captive consideration where appropriate, and claims advocacy backed by named coverage counsel.
Mixed-Use Property Owners
Residential-over-retail and residential-over-office buildings across NY metro. Structured for the layered exposure: commercial tenant risk on the ground floor, residential risk above, and the umbrella that ties the building together.
Condo, Co-op & HOA Boards
Board treasurers, board presidents, and the property managers who serve them. For shared-interest communities of 50-to-300 units, we work the renewal directly with the board, route service through the property manager, and produce written stewardship reports the board can put in front of unit owners.
What we place
For habitational and multifamily property across the New York metro area and beyond:
- Property insurance (building, business personal property, equipment breakdown)
- General liability and umbrella/excess liability
- Directors & Officers (boards) / Management Liability (operators)
- Employment Practices Liability (EPLI)
- Crime / fidelity bond
- Cyber liability
- Workers’ compensation
- Commercial auto (where applicable)
- Flood (NFIP and private market)
- Ordinance & law coverage
- Business income / loss of rents
- Mechanical breakdown
- Pollution liability (where applicable)
- Wind / named storm (for CAT-exposed properties)
If your building has a pool, gym, ground-floor retail, EV chargers, scaffolding currently up, or specific exposures we should know about, we structure the program around the actual building, not a generic template.

About Daniel
Daniel Guiney founded ZRM Brokerage in 2017. Every commercial account is handled at principal level. The habitational and multifamily practice exists because today’s hard market created problems across the buyer universe (owners, operators, boards) that generalist brokers were not solving. Daniel works the placement directly. There is no twenty-page proposal padded with stock photography. The work is direct, written, and accountable.
