Real Estate Business Insurance

Insurance for commercial real estate operators, developers, and landlords across the NY metro area.

Commercial Real Estate Insurance

Commercial real estate operators face a distinct set of insurance challenges. Office buildings, retail centers, industrial properties, mixed-use commercial, and hotel/hospitality properties each carry different exposure profiles, different tenant liability structures, and different carrier appetites.

We work with CRE operators, developers, landlords, and property managers across the five boroughs, Westchester, Long Island, and the broader NY metro area.

What we place for commercial real estate:

  • Commercial property – with replacement cost valuations that reflect current construction costs, not outdated estimates
  • General liability and umbrella – structured for the specific tenant mix and building exposure
  • Management liability / D&O – for ownership entities with boards or LP/GP structures
  • EPLI – for operators with building staff, property management employees, or maintenance crews
  • Workers’ compensation – for building employees and on-site staff
  • Commercial auto – for property management fleets and service vehicles
  • Builder’s risk – for ground-up development and major renovation projects
  • Environmental / pollution liability – for properties with known or potential contamination issues
  • Cyber liability – increasingly relevant for operators handling tenant data and online rent collection
  • Business income / loss of rents – structured to cover actual lost rental income during a covered loss event

For residential property and multifamily: See our Habitational & Multifamily practice, which covers building owners, portfolio operators, and condo/co-op/HOA boards across the New York metro area and beyond.

The CRE Insurance Market Requires the Right Carrier Relationships

The commercial real estate market in NY requires carrier relationships that understand building-level exposure. If your renewal is approaching, let us review your current program.

Commercial Real Estate Insurance FAQs

Commercial real estate policies are structured around the specific building use, tenant mix, and income stream. A mixed-use office/retail building has different liability exposure than a warehouse or industrial property. The policy needs to reflect the actual building, not a template.

Replacement cost should reflect current construction costs in your market, not the purchase price or assessed value. Older buildings in the NY metro area are frequently underinsured because valuations haven’t kept pace with construction cost inflation. We verify using current cost data before going to market.

Loss of rents covers the rental income you lose when a covered event (fire, water damage, etc.) makes the property uninhabitable for tenants. The coverage period and calculation method vary by policy. Standard forms may not cover the full rebuild timeline for larger commercial properties.

If your property has underground storage tanks, a history of industrial use, pre-1980 construction with potential asbestos or lead paint, or tenants in higher-risk categories (dry cleaners, auto repair), environmental liability is worth pricing. Standard GL policies specifically exclude pollution-related claims.

Our Habitational & Multifamily practice covers that separately. Building owners, portfolio operators, small-multi investors, and condo/co-op/HOA boards across the New York metro area and beyond. Visit our habitational practice page for details.
